Water Damage Restoration in Rockland County, NY

A sump pump that stopped during the outage and a finished basement in Nanuet under six inches of water. A split supply line in a New City colonial that ran all weekend while the family was away. A Suffern house taking river water for the third time in five years. Restoration Operators provides 24/7 water damage restoration throughout Rockland County. Water damage restoration services in Rockland County

Emergency water extraction

The first hours decide the size of the loss. We arrive with pumps and truck-mounted extractors and remove standing water before it works into subfloor, framing and finished material.

Burst and frozen pipe cleanup

Almost every house in Rockland has a basement, and most of them are finished — a family room, a bedroom, a home office, the boiler and the panel. A sump pump that fails during a storm, or a pump with no battery backup during the power cut the storm caused, floods all of it at once. We pump out, lift and remove what cannot be dried, dry the slab and foundation walls to readings, and treat the space before it is put back.

Structural drying and dehumidification

We dry to instrument readings rather than to a schedule. In a split-level or a raised ranch that means following the water down through the framing to the level below, where it usually is.

Mold removal and remediation

We dry to instrument readings rather than to a schedule. In a split-level or a raised ranch that means following the water down through the framing to the level below, where it usually is.

Sewage and contaminated water cleanup

Backups through basement floor drains, and septic failures in the parts of the county not on public sewer. This is category 3 water: containment, disposal of unsalvageable porous material, sanitizing with EPA-registered products, and verification before the space is used again.

Fire and smoke damage restoration

Firefighting water saturates a house from the top down. Extraction, structural drying, soot and char removal and odour treatment as one job rather than two contractors.

What makes Rockland water damage different

Rivers and flash flooding. The Ramapo and Mahwah Rivers put water into Suffern and the Ramapo corridor repeatedly, and the remnants of Hurricane Ida in September 2021 showed how fast a Rockland flash flood arrives and how little warning comes with it. Nyack, Orangeburg and the low points along Route 59 take the same kind of hit. This is a county where the second flood is a real planning question, not a hypothetical one.

The Hudson shoreline. Piermont, Grand View, Nyack, Haverstraw and Stony Point sit on or near the river, with tidal flooding and storm surge on top of ordinary rainfall. Surge and surface flooding need separate flood coverage, and we say so before the work starts rather than after the adjuster does.

Suburban housing stock with everything downstairs. The county is largely postwar and later — colonials, splits, raised ranches, bi-levels — and the below-grade level is finished living space with the mechanicals in it. That is why a Rockland water loss is usually a whole-floor job rather than a room.

Large houses and multi-generational homes. Across Monsey, New Square, Kaser, Spring Valley and the surrounding communities, houses are larger, occupancy is higher and below-grade space is in constant use. Drying a house that cannot be emptied while the work happens takes containment, scheduling and staging that we plan for rather than improvise. Where a job needs to work around Shabbat and Yom Tov, tell us and we will schedule around it.

Well and septic. In the western and northern parts of the county, a water loss can also be a septic problem or a well contamination question. Those need different handling and we will flag it rather than dry the room and leave.

Our restoration process

1 · Emergency response and assessment. 24/7 dispatch, then a full moisture and thermal survey — including the cavities and levels the water reached that nobody has looked at yet.

2 · Water extraction. Standing water out first, typically within hours of arrival.

3 · Drying and dehumidification. Equipment sized to the building’s real drying load, monitored daily against dry-standard readings.

4 · Cleaning and sanitizing. EPA-registered antimicrobial treatment, contents cleaning, deodorization.

5 · Restoration and repairs. Drywall, flooring and full reconstruction, finished to match what was there.

Insurance claims assistance

We document the loss for your carrier — photographs, moisture logs, itemized scope — and speak to adjusters directly. Most standard homeowners policies cover sudden and accidental water damage, including a pipe that bursts and, on many policies, a sump pump backup if that endorsement was added. Surface flooding, river flooding and groundwater are not covered by a standard policy and need NFIP or private flood coverage — which in Rockland is worth checking before the next storm, not during it.

We dispatch 24/7 from our Hawthorne branch, straight across the Governor Mario M. Cuomo Bridge — one of the shortest runs we make. Shut the water off at the main and call; every hour of standing water widens the loss.

We serve Rockland from our Hawthorne, NY branch rather than a Rockland storefront, which is why you will not see a Rockland address on this page. Crews and equipment are dispatched to you.

It depends on the endorsement. Many homeowners policies exclude sump pump and sewer backup unless the coverage was specifically added, and a lot of Rockland homeowners have it without knowing. We document the loss fully either way so the claim can be made properly.

River and surface flood water is contaminated, so it is handled as category 3: containment, disposal of unsalvageable porous material, sanitizing and verification, not just drying. It is also almost always a flood-policy claim rather than a homeowners claim, and we will tell you that at the start.

Yes — Clarkstown, Ramapo, Orangetown, Haverstraw and Stony Point, from New City and Nanuet through Suffern, Nyack, Pearl River and Stony Point.

Yes. Tell us when you call and we will schedule the work around it. Emergency extraction is the one thing we would want to do immediately regardless, because standing water does not pause.

Yes. A septic failure is category 3 water and needs containment and professional sanitizing. We will also flag when the septic system itself is the problem rather than the symptom, so you are not drying the same room again next year.
