Water damage restoration services in Queens

Emergency water extraction

The first hours decide the size of the loss. We arrive with pumps and truck-mounted extractors and remove standing water before it works into subfloor, joists and the units below.

Basement and cellar flooding

This is the Queens job. Below-grade space here is living space — finished basements in the two-families of Ridgewood and Middle Village, cellar apartments across Woodside, Elmhurst and Flushing, and storage and mechanicals under almost every attached house in the borough. When water gets in, it is boilers, panels, contents and finished material all at once. We pump out, remove what cannot be saved, dry the slab and walls properly and treat the space before it is closed up.

Burst and frozen pipe cleanup

Supply lines in unheated cellars, in exterior walls and in vacant units freeze and split, and the damage shows on the thaw. We stop the source, extract, then open and dry the cavities the water actually ran through.

Structural drying and dehumidification

We dry to instrument readings rather than to a schedule. In an attached Queens rowhouse that also means checking the neighbour’s party wall, because the water does not know where the property line is.

Mold removal and remediation

Below-grade space, humid summers and tight retrofitted envelopes make Queens a mold borough. We contain, remove affected material, remediate to IICRC S520, and treat preventively on every water job — colonization can start within 24 to 48 hours.

Sewage and contaminated water cleanup

Heavy rain surcharges combined sewers in much of western Queens and pushes waste back through basement floor drains. Category 3 water comes out under containment, unsalvageable porous material is disposed of, and the space is sanitized with EPA-registered products and verified before re-occupancy.

Fire and smoke damage restoration

Firefighting water saturates a building from the top down. Extraction, structural drying, soot and char removal and odour treatment as one job, not two contractors.

What makes Queens water damage different

Queens floods in three unrelated ways, and the right response is different for each.

Coastal. The Rockaway Peninsula, Broad Channel, Howard Beach and the Jamaica Bay shoreline take tidal flooding and storm surge. Hurricane Sandy is still the reference point, and we were part of that recovery — the company remediated more than 800 New York City homes after Sandy. Surge is not covered by a standard policy; it needs flood coverage, and we say so before work starts.

Cloudburst. Intense rainfall of the kind that hit New York in September 2021 overwhelms drainage in minutes, and in Queens it goes straight into below-grade living space. That storm is the reason cellar flooding in this borough is treated as a life-safety issue and not an inconvenience.

Groundwater. Southeast Queens — Jamaica, St. Albans, Springfield Gardens, Hollis, Rosedale, Laurelton — sits over a high and rising water table, which is why the city has committed years and billions to stormwater infrastructure there. It produces chronic basement water rather than a single dramatic event: a slow, recurring problem that needs the source addressed, not just a pump.

Then there is the building stock. Attached and semi-detached brick rowhouses where one loss becomes three. Two- and three-family houses with a rental unit downstairs. Prewar garden apartments and co-ops in Jackson Heights, Forest Hills and Kew Gardens with boards, managing agents and master policies. And the Long Island City and Flushing high-rises, where one sprinkler head or riser failure runs down through dozens of floors.

The Hudson shoreline. Piermont, Grand View, Nyack, Haverstraw and Stony Point sit on or near the river, with tidal flooding and storm surge on top of ordinary rainfall. Surge and surface flooding need separate flood coverage, and we say so before the work starts rather than after the adjuster does.

Suburban housing stock with everything downstairs. The county is largely postwar and later — colonials, splits, raised ranches, bi-levels — and the below-grade level is finished living space with the mechanicals in it. That is why a Rockland water loss is usually a whole-floor job rather than a room.

Large houses and multi-generational homes. Across Monsey, New Square, Kaser, Spring Valley and the surrounding communities, houses are larger, occupancy is higher and below-grade space is in constant use. Drying a house that cannot be emptied while the work happens takes containment, scheduling and staging that we plan for rather than improvise. Where a job needs to work around Shabbat and Yom Tov, tell us and we will schedule around it.

Well and septic. In the western and northern parts of the county, a water loss can also be a septic problem or a well contamination question. Those need different handling and we will flag it rather than dry the room and leave.

Our restoration process

1 · Emergency response and assessment. 24/7 dispatch, then a full moisture and thermal survey — including the cavities and adjoining units the water reached that nobody has looked at yet.

2 · Water extraction. Standing water out first, typically within hours of arrival.

3 · Drying and dehumidification. Equipment sized to the building’s real drying load, monitored daily against dry-standard readings.

4 · Cleaning and sanitizing. EPA-registered antimicrobial treatment, contents cleaning, deodorization.

5 · Restoration and repairs. Drywall, flooring and full reconstruction, finished to match what was there.

Insurance claims assistance

Queens losses frequently involve more than one policy — an owner’s homeowners policy, a co-op master policy, a landlord’s dwelling policy for the downstairs unit, and in the flood zones a separate NFIP policy. We document the loss so each party’s share is clear, with photographs, moisture logs and an itemized scope, and we speak to adjusters directly. Most standard policies cover sudden and accidental water damage; surface flooding, groundwater and tidal surge require flood coverage. We will tell you which one you are looking at.

We dispatch 24/7 from our Hawthorne branch in Westchester. Queens is a longer run than our Westchester and Bronx work, so rather than quote a number we cannot hold in traffic: the phone is answered at any hour and a crew is assigned when you call. Shut the water off at the main while you wait — every hour of standing water widens the loss.

We serve Queens from our Hawthorne, NY branch rather than a Queens storefront, which is why you will not see a Queens address on this page. Crews and equipment are dispatched to you.

Often, yes, but the fix depends on the cause. Sewer surcharge, groundwater and surface runoff look identical once the water is in and need completely different work. We identify which one it is before quoting, because pumping out a recurring problem every year is not a solution.

Sudden and accidental water damage usually is. Surface flooding, groundwater seepage and tidal surge usually are not, and need separate flood coverage — which matters especially in the Rockaways, Howard Beach and Broad Channel. We document the loss either way so you can make the claim you are entitled to.

Routinely. We coordinate access with building management, document in-unit and common-area damage separately for the master and unit policies, and work around building rules on hours, elevators and loading.

Yes, the full peninsula — Far Rockaway through Neponsit, and Broad Channel. We worked across those neighbourhoods during the Hurricane Sandy recovery and know what tidal water does to a slab-on-grade bungalow.

Yes, and quickly — colonization can begin within 24 to 48 hours, and below-grade space stays humid long after the visible water is gone. We treat preventively on every job and remediate where growth has already started.
