Water damage restoration services in Providence
Emergency water extraction
The first hours decide the size of the loss. We arrive with truck-mounted extractors and submersible pumps and remove standing water before it works into subfloor, joists and the units below — which in a Providence triple-decker is not a hypothetical, it is the second phone call.
Burst and frozen pipe cleanup
Rhode Island winters break pipes, and Providence has the housing stock to prove it. Supply lines in unheated basements, in the exterior walls of nineteenth-century houses, and in vacant student rentals over winter break freeze and split, and the damage shows up on the thaw. We stop the source, extract, and open and dry the wall and ceiling cavities the water ran through. Read more about our burst pipe cleanup service.
Structural drying and dehumidification
In an old Providence house, water travels through a century and a half of layered material — lath and plaster, board subfloor, balloon framing that lets it drop between floors without touching anything you can see. We dry to instrument readings, not to a schedule, because the moisture you cannot see is what causes the second claim.
Mold removal and remediation
Damp basements, humid summers and tightly retrofitted old building envelopes make this a mold city. We contain, remove affected material, remediate to IICRC S520, and treat every water job preventively.
Sewage and contaminated water cleanup
Much of Providence still runs on a combined sewer system, and a heavy rain can push sewage back up through basement floor drains. This is category 3 water. We remove it under containment, dispose of unsalvageable porous material, sanitize with EPA-registered products, and verify the space before re-occupancy.
Fire and smoke damage restoration
Firefighting water saturates a building from the top down. We handle water extraction, structural drying, soot and char removal, and smoke odor treatment as one job rather than two contractors.
What makes Providence water damage different
The age of the building stock is the whole story. College Hill holds one of the densest concentrations of eighteenth- and nineteenth-century houses anywhere in the country, on fieldstone and rubble foundations that were never built to be dry and never intended to hold a finished basement. Federal Hill, Olneyville, Silver Lake, the West End and South Providence are triple-decker neighbourhoods, where one failure on the top floor becomes three separate losses and often three separate insurers.
Then there is the water itself. The Woonasquatucket and the Moshassuck meet the Providence River right at the centre of the city, and the whole of downtown sits at the head of Narragansett Bay. The Fox Point Hurricane Barrier exists because two storms, in 1938 and 1954, put downtown Providence under several feet of seawater. The barrier handles surge; it does not handle the rain that falls behind it, and it does not stop the groundwater rising against a rubble foundation in Elmhurst.
The student housing pattern matters too. Brown, RISD, Providence College and Johnson & Wales put a very large share of the city’s older houses into rental use, often with absentee owners and long gaps between occupancy. A pipe that fails in an empty house in January is discovered in a way that a pipe in an occupied house never is.
And most Providence losses involve more than one interested party — a landlord, a tenant, a condo association, a management company. We are used to that: we coordinate access, document common-area against in-unit damage separately for the different policies that usually apply, and keep everyone informed.
Our restoration process
- Emergency response and assessment. 24/7 dispatch, then a full moisture and thermal survey of the affected structure — including the units and cavities the water reached but nobody has looked at yet.
- Water extraction. Standing water out first, typically within hours of arrival.
Drying and dehumidification. Equipment placed to the building’s real drying load, monitored daily against dry-standard readings.
Cleaning and sanitizing. EPA-approved antimicrobial treatment, contents cleaning, deodorization.
Restoration and repairs. Drywall, plaster, flooring and full reconstruction, finished to match what was there — which in Boston often means matching original detail.
Insurance claims assistance
Providence losses frequently involve more than one policy: a unit owner’s HO-6, an association’s master policy, a landlord’s dwelling policy, a tenant’s contents cover. We document the loss so each party’s share is clear — photographs, moisture logs, itemized scope — and we speak to adjusters directly. Most standard Rhode Island policies cover sudden and accidental water damage; surface flooding and coastal surge require separate flood coverage, and sewer backup is usually a separate endorsement.

State of the art equipmentWe dispatch 24 hours a day and cover the whole of Providence and Rhode Island. For an active leak, shut the water off at the main and call — response time is the single biggest factor in what the loss ends up costing, and there is a great deal you can do in the first ten minutes.
Yes, and in this city it is rarely a simple job. A large share of Providence basements sit inside fieldstone or rubble foundations that were never waterproofed, under houses well over a century old. We extract, dry the walls and slab to instrument readings, and treat for mold — then tell you honestly what can and cannot be made permanently dry in a foundation of that type.
Constantly — they are a large part of what we do here. A single failure on an upper floor usually becomes damage on every floor beneath it, with different policies covering each. We document each unit separately, coordinate with the owner or management company, and work to get tenants back into habitable space as quickly as the drying allows.
Sudden and accidental water damage is covered under most standard Rhode Island policies. Surface flooding and coastal surge require separate flood coverage, and sewer backup is normally a separate endorsement — which matters in a city with a combined sewer system. We document the loss thoroughly so your claim is supported either way, and we work directly with your carrier.
Most residential water losses dry in three to five days. Old plaster, board subfloor and stone foundations hold moisture longer, so Providence jobs sometimes run past that. We do not pull equipment on a schedule — we pull it when the moisture readings say the structure is dry.
If the water sat more than 24 to 48 hours, assume yes. We inspect for growth on every job and include preventive antimicrobial treatment as standard. Where mold has established, we contain and remediate to IICRC S520 rather than paint over it.
