Mold removal and remediation in the Bronx
The Bronx is a mold borough, and the reason is the building stock. Prewar apartment buildings run steam heat through risers buried in walls, and a slow riser or radiator leak feeds moisture into plaster and lath for months before anything shows on the surface. Cellars and basement units sit below grade against foundations that predate modern waterproofing. Bathrooms and kitchens in older buildings vent poorly or not at all.
We inspect with moisture meters and thermal imaging to find where the water is actually coming from — because remediating the growth without stopping the source buys you a few months. Then we contain the work area under negative pressure, remove affected porous material, HEPA-filter the air, treat and clean, and confirm the space before it goes back into use. Remediation is to IICRC S520. Where a landlord, managing agent or insurer needs independent clearance testing, we will say so and coordinate it rather than certify our own work.
We also treat preventively on every water job. Colonization can begin within 24 to 48 hours, so the cheapest mold job is the one done before there is mold.
Water damage restoration services in the Bronx
Emergency water extraction
The first hours decide the size of the loss. We arrive with pumps and extractors and get standing water out before it reaches subfloor, joists and the apartments below — which in a Bronx multi-family is not hypothetical, it is the second phone call.
Burst and frozen pipe cleanup
Supply lines in unheated cellars, in exterior walls of prewar buildings and in vacant units freeze and split, and the damage shows up on the thaw. We stop the source, extract, then open and dry the wall and ceiling cavities the water actually ran through.
Structural drying and dehumidification
Prewar Bronx construction is layered — lath and plaster, old subfloor, framing that lets water drop between floors. We dry to instrument readings rather than to a schedule, because the moisture you cannot see is the moisture that causes the second claim.
Sewage and contaminated water cleanup
Heavy rain can surcharge older sewer lines and push waste back through cellar floor drains. This is category 3 water: it comes out under containment, unsalvageable porous material is disposed of, the space is sanitized with EPA-registered products and verified before re-occupancy. Not a wet vac job.
Fire and smoke damage restoration
Firefighting water saturates a building from the top down. We handle extraction, structural drying, soot and char removal and smoke odour treatment as one job rather than two contractors and two schedules.
Riverdale, Fieldston and Spuyten Duyvil
Riverdale is a different job from the rest of the borough and it is worth saying so. The hillside above the Hudson means groundwater moves downhill against foundations, and a heavy storm loads the uphill side of a house that has been dry for twenty years. The housing is large single-family homes, prewar co-ops and low-rise buildings — bigger footprints, finished lower levels, more mechanical systems, and more of the loss sitting in a level the family actually uses.
Fieldston’s older houses carry the usual century-old-building problems: original plumbing runs nobody has a drawing for, slate and low-slope roof details that fail quietly, and cellars cut into rock. Spuyten Duyvil’s hillside buildings sit on terraced sites where drainage is doing more work than anyone realises.
We serve Riverdale, Fieldston, Spuyten Duyvil, Kingsbridge and Marble Hill from the same Hawthorne dispatch, and it is a short run down the Henry Hudson.
What makes Bronx water damage different
Three things, and they don’t overlap much.
Prewar multi-family. Buildings along the Grand Concourse, in Fordham, Belmont, Tremont, Morrisania and Highbridge run steam heat, stacked plumbing and shared risers. One failure four floors up becomes four claims. Access, elevators and building rules shape the job as much as the water does.
Low-lying coastal edges. City Island, Throgs Neck, Country Club, Edgewater Park, Pelham Bay and the Hunts Point peninsula sit close to the water. Storm surge and tidal flooding reach garages, cellars and ground-floor units, and Hurricane Sandy is still the reference point for how far that water can come. Surface flooding and surge need separate flood coverage — we will tell you that before the work starts, not after.
Rivers and stormwater inland. The Bronx River and the Hutchinson River corridors flood, and cloudburst rainfall of the kind that hit New York in September 2021 overwhelms drainage in Soundview, Castle Hill and Williamsbridge and pushes water into below-grade space fast.
Most Bronx properties also have a managing agent, a co-op board, a landlord or a housing authority in the loop. We are used to that: we coordinate access, document common-area and in-unit damage separately for the two policies that usually apply, and keep everyone informed.
Our restoration process
1 · Emergency response and assessment. 24/7 dispatch, then a full moisture and thermal survey — including the cavities and levels the water reached that nobody has looked at yet.
2 · Water extraction. Standing water out first, typically within hours of arrival.
3 · Drying and dehumidification. Equipment sized to the building’s real drying load, monitored daily against dry-standard readings.
4 · Cleaning and sanitizing. EPA-registered antimicrobial treatment, contents cleaning, deodorization.
5 · Restoration and repairs. Drywall, flooring and full reconstruction, finished to match what was there.
Insurance claims assistance
We document the loss for your carrier — photographs, moisture logs, itemized scope — and speak to adjusters directly. Most standard homeowners policies cover sudden and accidental water damage, including a pipe that bursts and, on many policies, a sump pump backup if that endorsement was added. Surface flooding, river flooding and groundwater are not covered by a standard policy and need NFIP or private flood coverage — which in Rockland is worth checking before the next storm, not during it.

State of the art equipmentYes — it is a large part of what we do here. We inspect to find the moisture source, contain the work area, remediate to IICRC S520 with HEPA filtration, and clean and treat the space before it goes back into use. Where independent clearance testing is required, we coordinate it rather than certify our own work.
We dispatch 24/7 from our Hawthorne branch in Westchester, straight down the Sprain Brook and Bronx River Parkways. Shut the water off at the main and call — every hour of standing water widens the loss.
We serve the Bronx from our Hawthorne, NY branch rather than a Bronx storefront, which is why you will not see a Bronx address on this page. Crews and equipment are dispatched to you.
Yes. Riverdale, Fieldston, Spuyten Duyvil, Kingsbridge and Marble Hill are all covered from the same dispatch, and it is a short run down the Henry Hudson. Riverdale’s hillside sites bring their own groundwater and drainage problems, which we deal with regularly.
We find and stop the source first, because remediating around a live leak only buys a few months. Then we contain the area, open and remove the affected material, dry the cavity to instrument readings and treat the space before it is closed back up.
Routinely. We coordinate access with building management, document in-unit and common-area damage separately for the master and unit policies, and work around building rules on hours, elevators and loading.
Sudden and accidental water damage usually is. Surface flooding and storm surge usually are not, and need separate flood coverage. We will tell you which one you are looking at before the work starts.
